Buyers are looking beyond the traditional commuter counties

With the world having changed for so many people, those buying new homes are considering their options beyond the capital. They see possibilities for an improved quality of life, a better work-life balance, and good value far beyond the traditional commuter counties around Dublin.

Urban centres such as Kilkenny, Dundalk and Athlone are well connected for people who can work in a new hybrid home/office model and more distant counties are attracting those who want to get well away from the capital.

In Limerick, Homeland Projects is launching about 20 units at Abbey Grove, Mungret Gate, ranging from one-bed apartments starting at €190,000 to semi-detached houses priced from €310,000.

Close to Cork city, O’Flynn Group’s Ballinglanna, in Glanmire, will have 16 detached homes as well as townhouses and semi-detached houses with prices likely to be from €270,000.

Elsewhere in the county, Hatley Homes is launching about 18 three- and four-bed terraced homes at Abbey Fort in Kinsale.

In Co Kilkenny, a development at Fox Meadow, in Loughnacask that is launching off plans will comprise four- and five-bedroom homes from about €435,000. Two four-bed, detached houses remain at Long Meadows, on Old Sion Road close to the River Nore.

North of the capital, the projected rise in population at Dundalk in Co Louth is being supported by a number of current and future developments. New homes schemes are already underway on the Dublin Road, with three- and four-bed semis at Marlmount, and the same house types at Belfield Park. There are also 1,300 homes planned on lands at Fairhill on the Ardee Road.

In Athlone, 576 new homes have been approved in a joint venture between Westmeath County Council and developers Alanna Homes and Roadbridge. On the Roscommon side of town, the second phase of Lus Avenue will have three- and four-bedroom houses from €290,000 and €320,000 respectively.

In Waterford city’s eastern suburbs, Castleview on Williamstown Road comprises 23 detached houses from €645,000. Nearby, but being launched off plans, are three- and four-bedroom houses at Knightswood, starting at about €330,000

In the coastal town of Dunmore East, Galgey Meadow is a development of nine four-bedroom detached houses launching in late September.
