* In Co Laois, a four-bedroom thatched cottage was recently done up by its owners, Gina Loades and Richard Turner, who have converted to several previous homes to thatch. For sale at €335,000, through Sherry FitzGerald Fogarty, Nestledown at Castlefleming, half a mile from the village of Errill, is a large, comfortable home that incorporates a cottage dating from the early 1800s.

The house had been on the market for over a year and was originally asking €1.2 million. Dating from 1994, it’s a two-bedroom house with 155sq m (1,670sq ft) built to a high-spec finish with solid oak flooring throughout.
The ground floor has a spacious family room with French doors to the garden and a sliding door to a 26ft open-plan kitchen-cum-diningroom. * In Dublin 18, newcomers Guardian Property, which recently sold a modern house called Pendula on Claremont Road, for a figure believed to be just over €1 million, are now asking asking €1.45 million for a larger detached house at Claremont Pines. Oakwood is a large five-bed of around 265sq m (2,850sq ft) with an extra room on the second floor which could be used as a bedroom, a gym or an office. There are two living rooms on the ground floor with a large open-plan living-dining-kitchen area.
