A Victorian terraced house in Sandycove that comes with the benefit of planning permission for a substantial mews in the back garden might be an attractive proposition for house hunters in the south Dublin seaside suburb looking for either a long-term project or a way, if they sold off the site, of making the property more affordable. And while they have some time, they’d want to be prepared to act quickly – the existing planning permission for the mews is set to expire at the end of this year.

It was refurbished and extended some years ago – that work included extending the two-storey return and generally updating the Victorian house – though new owners will redecorate from top to bottom as well as possibly updating the main bathroom and the kitchen and carving out space for an en suite.

The house, which has 247sq m (2,662sq ft), has been a rental for the past couple of years and it is being shown unfurnished.

The proportions are lovely. There are two bright, interconnecting reception rooms with high ceilings at hall level and a home office in the return that has an exterior staircase down to the garden. The period features, including shutters, fireplaces and cornice work, are intact and the owners added some new attractive features including specially commissioned stained-glass windows in the new rooms in the back return.

There is planning permission for off-street parking to the front but, as there does not appear to be any pressure on parking in the quiet residential area, it would seem a shame to get rid of the fine old railings and pave over the attractively planted garden which features a sun trap patio.
