Number 9 Albert Court is a fine house with a big asking price of €1 million. Agent Owen Reilly says it is based on recent sales of apartments and penthouses in vibrant Grand Canal Dock.

An apartment on Hanover Quay, currently under offer at €550,000 is asking €780 per square foot.

A penthouse, 1394sq m (15,00sq ft) in size, with a terrace and views of some of the capital’s landmark buildings, is selling at €733psf. Crude measurement Valuing anything on a square foot basis only is a crude measurement, Reilly says, but adds that the Albert Court East property is in turnkey condition and is within walking distance of the IFSC.

Number 8, Albert Place East, a two-bedroom terraced house with a south-facing rear in the cul de sac parallel to Albert Court and in need of modernisation is asking €375,000 through agents Allen Jacob. Agents Beirne and Wise sold number 13, Albert Place East, a three-bed terraced house of 114sq m (1227sq ft) for €432,000 in December 2012. In September 2013, number 25, Albert Place East sold for €450,250 and in November of the same year number 3, Albert Place sold for €380,000. All of these properties are far smaller in size than number 9.

Reilly says “the price reflects the calibre of the property. It won’t suit everyone but that is factored into the price.”
