Limerick: from €257,500The last phase of homes at a stylish apartment scheme with tax breaks in the heart of Limerick city has come to the market.
Old Windmill Court, Lower Gerald Griffin Street, is a scheme of 130 apartments in a convenient city centre location that is within five minutes of the main shopping district.
The scheme has great views over St John's Cathedral and the Clare hills are in the distance.
The striking development was designed by Murray O'Laoire Architects and it has lots of courtyard space with unusual over-sized mosaic planters, which double up as communal seating.
Already, 100 apartments at Old Windmill Court have been sold, primarily to investors who were keen to avail of the 86 per cent Section 23 allowances. Now the final 29 apartments have come to the market.
Two-bedroom apartments with 74sq m (800sq ft) of living space are priced at €257,500.
A full furniture package is included in this price.
Penthouses on the fifth floor have between 107-149sq m (1,150-1,600sq ft) of living space and are priced from €280,000 excluding fit out.
Car parking spaces cost an additional €15,000.
The scheme is being developed by a Limerick-based consortium called the Old Windmill Court Partnership and the homes are for sale through Sherry FitzGerald O'Malley.
The scheme has been renting well to city centre workers with monthly incomes of between €850 and €1,000 being achieved, according to the developer at the Old Windmill Court Partnership.
The standard fit out inthese apartments is higher than is often the case for Section 23 schemes, particularly in its technology package which includes in-built phone and broadband services, mobile phone activated underground car parking as well as fob security technology.
