Wexford: €1.3mThe Courtyard, Newbay, three miles from Wexford town, gets its name from its location: this four-bedroom restored grainstore and coach-house is in the courtyard of Newbay House, a big house dating from the 1600s now run as a country house hotel.

The Courtyard, which comes with two acres of gardens, has been converted over the last decade into a large modern house plus a granny flat. It is now for sale by private treaty through agent Kehoe & Associates for €1.3 million.

The restoration has been sympathetic: features include exposed stonework, timber beams, high ceilings and lots of material taken from the original farmhouse in the courtyard, like the large stone fireplace in the livingroom. Cobbles in the large entrance hall come from the original stables. The sandstone-floored kitchen has a large Aga, island unit and French doors opening onto the garden.

Upstairs, the main bedroom overlooks a garden pond at the front of the house. There is a dressingroom off it and three more bedrooms here. A door connects from the large landing to a two-bed granny flat with a good-sized kitchen and livingroom.
