A GUIDE price of over £2.8 million (€3.56m) is being quoted for a fully serviced seven-acre site in McInerney's Millennium Business Park, Blanchardstown. The property goes to tender on May 30th, through specialist industrial agents FJ Frisby.
Millennium Business Park extends to 40 acres and on completion will have 600,000 sq ft of industrial space. Construction commenced in February and the first phase will incorporate 36 units ranging in size from 2,800 to 6,700 sq ft. Sixteen of the units have been pre-sold.
The site going for sale has all mains services, while estate distributor roads will be installed by developers Hillview Securities, a commercial property subsidiary of McInerney Holdings Plc. The price works out at £400,000 (€507,895) per acre and can be purchased as one lot or, alternatively, subdivided into two-acre or five-acre lots. The purchaser of the site will be obliged to agree to a certain minimum specification to ensure consistency with the overall business park.
Close to 500 acres have been developed in the immediate area for commercial/industrial use over the last few years, including Rosemount Business Park, Blanchardstown Corporate Park, the IDA Industrial Estate at Ballycoolin and Northwest Business Park.
