Drumcondra: from €405,000: The first phase of a 110-unit apartment scheme on the five-acre grounds of a former convent off Griffith Avenue are selling off-plans this week, writes Fiona Tyrrell

Apartments in a convenient north city centre location go on sale today through Sherry Fitzgerald New Homes.

Hampton Lodge on the Gracepark Road, off Griffith Avenue, Drumcondra, Dublin 9 has been built on the mature grounds of a former convent and is less than three miles from the city centre.

A total of 110 one, two and three-bedroom apartments will be built in two blocks on the five-acre site. Thirty two-bedroom apartments and three-bedroom penthouses are for sale off-plans in this first phase.

Prices start at €405,000 for 69sq m (747sq ft) two-bedroom apartments. Two-bedroom apartments with study and around 74sq m (800sq ft) of living space are priced from €420,000 and 125sq m (1,345sq ft) three-bedroom penthouses are priced form €795,000.

Building has started and the first apartment will be ready for occupation in autumn 2006, according to the agents.

This is the first significant development in Dublin for Galway-based residential developers Gracepark Partnership. Design by Tipperary-based Engteck Architects is contemporary with a glass atrium incorporating a winter garden with tiled floors and internal planting.

Fit-out in the apartments includes kitchens with granite worktops, ceramic floor tiling and fully integrated appliances (if contracts are signed within 21 days). The main reception room benefits from full-height windows and patio doors. Bathrooms will have extensive wall and floor tiling, down lighting and heated towel rails.

Units will be pre-wired for flexible use of telephone, broadband, TV and internet. There will be a full-time on-site caretaker at the apartment complex.

All apartments will have either a terrace or balcony. Many units will enjoy an additional bedroom balcony.

Two-bedroom apartments will come with one designated underground car-parking space and the three-bedroom apartments will have two spaces. The 110 apartments will have a parkland setting.
