Prices start at €525,000 for two-bedroom penthouses of 83-100sq m (890-1,075sq ft).

Three-bedroom penthouses of 105-118sq m (1,100-1,270sq ft) cost from €640,000. A small number of one and two-bed apartments on lower floors are also for sale. One-beds of 41-61sq m (440-650sq ft) start at €340,000, while two-bed apartments of 76-90sq m (815-965sq ft) cost from €430,000.

Architects Paul Duignan and Associates have designed the site in six stone-clad buildings, built into the slope in tiers to maximise the views. Most units have either a southerly orientation or views over the city.

Parking is underground, allowing extensive landscaping on the grounds.

The finish is good, with floor-to-ceiling windows, contemporary kitchens with stone worktops and upstands, integrated appliances and an unusual stand-alone extractor. Sockets are brushed aluminium and floor and wall tiling is included where appropriate.

Bathrooms also echo the modern theme and fitted wardrobes are part of the sale.

There are downlighters in living and working areas and a utility room is fitted with a washing machine. All apartments have decked balconies and an en suite off the main bedroom.

Munster-based Fleming Construction has an established track record in house-building in the Cork area, with previous developments in Rochestown, Clonakilty, Ballincollig and Douglas.

The company also built Inchydoney Lodge and Spa Hotel and the Limerick Radisson.
