CO DUBLIN - FROM €330,000:A development on the edge of the historic Naul village is maturing nicely just as the final 40 houses there hit the market

HEADLAND HOMES has reduced prices in the Delvin Banks development at Naul, Co Dublin by as much as €100,000 in many instances. On the edge of Naul village, Delvin Banks takes its name from the local river and has 80 two, three and four-bedroom detached, semi-detached and terraced houses.

Launched two years ago, half of these are occupied. The pleasantly planted landscaping and central green area are nicely thriving and the overall result is a development with a lived-in feeling which fits well with historic Naul village. And with evidence of Stone Age occupation all around Naul is a more historic village than most.

All 40 of the houses remaining to be sold have been reduced in price. The largest, detached and with 192sq m (2,065sq ft), has fallen from €820,000 to €720,000. Other reductions include a detached 180sq m (1,935sq ft) house down from €800,000 to €700,000; semi-detached four-bed houses down from €690,000 to €580,000; and two-bed terrace houses now selling for €330,000 which originally cost €380,000.

Externally, the Delvin Banks houses are rendered in a warm yellow with stonework around front doors and timber windows. Internal layouts vary, giving owners the option of such as ground floor bedrooms. Kitchens are by McNally, ground floor ceilings are 9ft high and the bedrooms have fitted wardrobes.

Light is a priority in the kitchen/dining areas of the detached houses (styles B and C, costing €720,000 and €700,000) where vaulted ceilings have Velux windows and wide windows and French doors overlook the gardens. Hallways are expansive and well lit, and bedroom numbers vary between three and five, depending on usage.

Show houses have two ground floor reception rooms; owners might prefer to use one as an extra bedroom, incorporating the ground floor shower/toilet as an en suite. The livingrooms have Sandstone surround fireplaces. The main bedrooms in styles B and C have a walled-off dressing/wardrobe area and en suites with flat screen televisions.

The H style, four-bedroom semi-detached house has a floor area of 151sq m (1,620sq ft) and now costs €525,000 (down from €610,000). Two of the bedrooms are en suite, double doors between the kitchen/dining area and livingrooms have a nice, glazed glass and large gardens edge onto rolling agricultural lands.

The Naul is about 4kms off the M1 and 16kms from Swords. There is no stamp duty on Delvin Bank houses for owner-occupiers and first-time buyers.
