DUBLIN 16: FROM €345,000A new phase of apartments and houses at a major development taking shape in the foothills of the Dublin mountains hit the market this week, writes Fiona Tyrrell
A NEW BATCH of houses and apartments go for sale at Deane Homes' Stocking Wood in Dublin 16 today.
Joint selling agents Hooke & MacDonald and Orchard Real Estate Alliance will be opening four show units to coincide with the launch.
Stocking Wood is a large new development taking shape off Stocking Lane in Rathfarnham.
The scheme forms part of a large site being developed by Deane Homes which will eventually see 850 new homes.
There is also 11 acres of open parkland opposite the development.
Four-bedroom semi-detached houses with 120sq m (1,300sq ft) are from €550,000.
Three-bedroom houses with 93sq m (1,000sq ft) are priced from €475,00 while two-bedroom apartments with 70-75sq m (750-800sq ft) of space are from €345,000.
Prices have been reduced since the development was first launched in April 2007 when two-bedroom apartments started at €410,000, three-bedroom houses from €595,000 and four-bedroom houses from €690,000.
Interior features include fitted oak kitchens with walnut inlay and black granite worktops in the houses, and walnut and high gloss kitchens in the apartments.
All come fitted with integrated kitchen appliances.
Houses have 9ft ceiling heights at ground floor and decorative ceiling cornice in the halls and livingrooms.
The houses and apartments will be centrally wired for an entertainment system and internet access as per showhouse.
Houses will have the back garden levelled and seeded and come with a side gate.
The Stocking Lane area of Dublin 16, at the foothills of the Dublin mountains, is undergoing significant development at the moment.
A new road is servicing the area - Stocking Avenue, which links Ballycullen Road with Stocking Lane in Rathfarnham.
The M50 and Dundrum are in striking distance. Work on a neighbourhood centre has just started on site.
There is a proposed school adjacent to Stocking Wood. Sporting and leisure facilities close by include golf clubs at the Grange, Edmondstown, Rathfarnham and Stackstown; fitness clubs at Total Fitness on the Blackglen Road; and Marley Park is also in striking distance.
Previous schemes by Deane Homes include Heritage Downs and Tudor Grange in Rathfarnham, Brighton Lodge in Foxrock and Kilgobbin Wood, Sandyford.
