KILMACANOGUE: FROM €750,000:Luxury houses in the Rocky Valley Crescent scheme are being sold for about €1 million less than they cost at launch
THE PRICE of five luxury houses being sold by order of the receiver in a development in Kilmacanogue, Co Wicklow, has been cut by more than half, a massive drop of close to a €1 million.
Five detached family homes at Rocky Valley Crescent, which three years ago were fetching up to €1.8 million, are now knocked down to under €900,000.
The scheme was built by Roscommon builder Alan Hanly’s Laragan Developments, which went out of business this summer.
It’s good news for potential buyers but it has to hurt existing owners who bought when the development first went on the market in February 2006.
The quiet estate of 32 houses, beside Avoca Handweavers, is made up of substantial detached houses laid out in small cul-de-sacs.
A condition of the planning permission was that buyers must have been living or working in Co Wicklow for at least one year.
The five houses range in size from 236sq m to 360sq m (2,540sq ft to 3,876sq ft) and include one four-bedroom house, and four five-bedroom houses. The cheapest is the four-bedroom house which costs €750,000 while the largest five-bed with a detached double garage is €895,000.
Rocky Valley Crescent was clearly designed for the luxury end of the market.
The hand-painted McNally kitchens have granite worktops and are kitted out with stainless steel Kupperbusch appliances from the oven and fridge, down to the integrated coffee maker and wine cooler.
There’s a large utility room and the eat-in kitchens have underfloor heating. A feature marble fireplace sets the tone in the main livingroom.
Throughout the houses there are hardwood windows, architraves and skirtings and curve-topped internal doors – an unusual and expensive feature. In-built technology offers the ability to remotely activate the heating and lighting by texting from a mobile phone.
There’s a feeling of space in these houses which are over three storeys high and all bedrooms are doubles.
In the five-bedroom houses there are three en suites. The family bathrooms are relatively poorly fitted out in terms of the spec of the fittings and design. The attic room with dormer window would make a perfect games room.
A detached double garage goes with the larger houses. The back gardens have been planted and, as the estate was built on a mature site, there are several old trees as well as new landscaping, which is maturing nicely.
