Dublin 4 €1.7m:  One of Upper Leeson Street's smaller townhouses is for auction with an advised minimum valuation (AMV) of €1.7 million.

Number 117 Upper Leeson Street was last on the market less than two years ago - when it sold for €1.225 million and Colliers Jackson-Stops will be auctioning the refurbished three-bedroom terraced house on May 10th.

At 160sq m (1,722sq ft) with a small patio out the back, this house would suit someone trading down from a larger home or a couple looking for a smart townhouse with a great address - in its present layout it's not really one for a growing family.

The house has a good-sized return so there are three double bedrooms. The bedroom in the first floor return has a large bathroom en suite and there is a shower-room up on the next level. There is a tiny study at the top of the house in the second floor return. Over the years much of the period house's original details have been removed. It wouldn't be the most practical layout for a family or for someone who likes informal entertaining, as there isn't a great deal of space. The breakfast room opens out onto the patio garden, as does the back reception room. A small shed in the garden is plumbed as a utility room. There is a good-sized front garden but no off-street car-parking.
