Killiney Lodge, on Seafield Road, Killiney, Co Dublin, is a pretty two-storey Regency house which has been well cared for over the years. This four-bedroom home, which stands on roughly a quarter of an acre, will be auctioned by Jackson-Stops McCabe on May 5th. Selling agent Marcus Magnier is suggesting a guide price of £600,000 - but it could achieve more on the day, given its stylish interior and excellent setting. Seafield Road is located on the southern end of Killiney Hill Road, facing south towards the Wicklow mountains and a few minutes walk from the sea. The DART is also close by.

The house is hidden behind high, stone walls and surrounded by mature trees. Since most of the quarter acre garden is to the front, the drive-way is long and curves around a wide lawn. The windows are larger than in most period houses, creating an exceptionally bright house and the original shutters are in good working order in most rooms; 12 ft high ceilings add to the impression of spaciousness. A small flight of railed granite steps leads to the front door, which has a glassed-in porch. The hallway is painted in sunshine colours, with decorative cornicing and an unusual curved window.

To the right of the hall, the rose-coloured diningroom has a polished oak floor and a period marble fireplace. Across the hall, the cream-coloured formal sittingroom has a marble and tile fireplace and two wide sash windows overlooking the front lawn.

The first of the bedrooms is at this level and it has an en suite shower room and separate dressingroom/study with a walk-in wardrobe. There is a door from here to a secluded side garden with climbing roses and a cedar tree.

The second double bedroom has a 16 ft ceiling that is so tall that the family considered building a mezzanine level. The family bathroom is also on this landing. A curved staircase leads to the garden area, where there are two bedrooms, a kitchen, family room and a newly built shower room. The family room has plenty of bookshelves and cupboards. Windows look out to both front and side gardens and there is a corner fireplace and concealed radiators.

The kitchen/breakfastroom has been recently refurbished, with a ceramic tiled floor, solid beech units and polished granite work tops. There is an electric oven, hob and a modern stainless steel canopy. Steps from the kitchen lead to a sun room with quarry tiled floor and a half-glazed roof. There are French doors to a flagged sun terrace from here. On an upper terrace, a utility room is plumbed for a washing machine, with cupboards and a door to an enclosed courtyard with two store houses. The garden, which is mostly to the front but well secluded by mature trees, is in lawn with flower borders and evergreen shrubbery screening the boundaries.
