Kilmainham from €400,000:The final units in a Section 23 apartment scheme beside the River Camac in Kilmainham have come to the market.

The Orchard is a scheme of 13 apartments nearing completion at the junction of South Circular Road and Emmet Road, Dublin 8.

The apartments are over a ground floor retail unit. Eight have sold quietly in the last few months and now selling agent Hooke & MacDonald has come to the market with the last five units.

The scheme is being developed by Walsh Maguire & Co. On offer are two one-bedroom apartments which have 53-54sq m (570-580sq ft) of living space. They are priced from €400,000. Two-bedroom apartments have 77-79sq m (825-850sq ft) of living space and are priced from €530,000.

Two of the five apartments for sale have views over the river. A number of parking spaces are also for sale at €30,000.

Apartments at The Orchard qualify for Section 23 tax incentives which allow owners to offset the qualifying relief against rental income. The Orchard is close to IMMA and St James's Hospital. The scheme also has excellent transport links, Suir Road Luas stop is a short stroll away, Heuston Station is nearby, as is the M50. Rental income will be around €1,200 for a one-bedroom unit and €1,500 for a two-bedroom, according to selling agent Niall Manley.
