A further 14,000 sq ft of Hardwicke House, Hatch Street, Dublin 2, has been let in two separate deals and the last available floor in the development is under active negotiation. International financial and banking group Rothschilds have leased 7,548 sq ft at a rental of over £33 per sq ft plus £2,000 per space for five car-parking spaces. Communications group Ocean has leased 6,834 sq ft in the same building, also for a rental in excess of £33 per sq ft. Ocean is also paying £2,000 per space for five car parking spaces.
Hardwicke House is one of two adjoining six-storey office buildings developed by Hardwicke with frontage on to Adelaide Road as well as Hatch Street. US fund management company Fidelity already occupies the third, fourth and fifth floors. Hardwicke House and the adjoining Montague House, which was leased in its entirety to Prudential Group in mid-1999, have continued to set new rental headlines for the Dublin market throughout their marketing campaign.
