A handsome four-bedroom house at Hazelhatch Road, Newcastle, Co Dublin with a heated outdoor swimming-pool, sauna and snooker room is being auctioned by Douglas Newman Good on March 14th. The agent is guiding £580,000-plus (€736,600) for Southwold, a 3,300 sq ft house on half an acre of beautifully landscaped gardens.

Built in 1976, the house has been home to the Mooney family for over 20 years. It is located about a quarter of a mile from Newcastle, a Co Dublin village which has retained much of its old-fashioned charm. Open farmland runs along one side of Hazelhatch Road and well planted gardens screen the house from its neighbours.

Though a new owner will probably update the decor, the interior of Southwold is in pristine order. Rooms lead off each side of a wide entrance hall, which has a vaulted teak ceiling and handsome curved staircase to the upper floor. The main living areas link through to each other.

There is a marble fireplace in the large sittingroom, which opens on to a bright sunroom with a raised granite fireplace. This room has tall arched windows and French doors to a terrace running the length of the house to the side. Three steps up from the sittingroom is the diningroom, which opens to the same terrace. The kitchen has a ceramic-tiled floor, a good range of oak units and a large adjoining utility room.

There is a shelved study at the back of the hallway and a guest toilet. An inner lobby leads to a large teak-panelled snooker room, a sauna, shower and a downstairs bathroom.

Floor-to-ceiling windows flood the hall and upstairs landing with light. The main bedroom suite incorporates a dressingroom, bathroom and large balcony over the sunroom. There is another double bedroom, a single and a small boxroom, all with fitted wardrobes. The mature gardens which surround the house have tall beech boundary hedges, a good selection of evergreens and specimen trees and a water feature with a rockery. The 28 ft heated swimming-pool has just been re-lined. Beside the pool there is a landscaped terrace, a workshop and a garage. A new septic tank with a modern Biocycle system has recently been installed.
