A 1960s semi-detached house with a 1990s makeover, in Cornelscourt, Dublin 18, is set to make over £330,000 at a Hamilton Osborne King auction on May 26th. The four-bedroom house at 9 Old Bray Road was once a fairly plain semi-d, but when architect Paul Brazil moved in eight years ago, he set about transforming it into a bright contemporary home. The large front garden allowed him to greatly extend the porch so that it now includes a light-filled mosaic tiled entrance hall as well as a guest bathroom. The extension meant that the house became double-fronted, so that it has a study room on the left of the hall with floor-to-ceiling windows and a glass brick wall. This room has been smartly decorated with MDF panelling, a maple floor and a stove.

The main reception rooms on the other side of the house are interconnecting and are fairly narrow. The newly finished kitchen features contemporary styled maple units, stainless steel appliances with an extractor hood and, unusually in such a modern kitchen, the country touch of a Rayburn range in matt black set into a maple unit with a black granite worktop.

The floor is covered with large green ceramic tiles similar in colour to the ones used as a splashback behind the hob. There is a curving counter unit and room in the kitchen for a relatively small dining table. Off the kitchen is a well-fitted, good sized utility room.

Upstairs, the four bedrooms are made up of three doubles and one small single, currently in use as a study. The main bedroom has extensive built-in wardrobes. The bathroom has a new wooden floor as well. While Brazil has greatly extended the living accommodation of the house, there is room to extend even further with planning permission already in place for a garden room off the kitchen and another room over the third reception room.
