Sheltered six-bed for over £1.5m - Sutton

Bramberg is a six-bedroom family home on three-quarters of an acre on Shielmartin Road, Sutton

Bramberg is a six-bedroom family home on three-quarters of an acre on Shielmartin Road, Sutton. The two-storey late Victorian house is for sale by private treaty through Douglas Newman Good, where selling agent Conor Gallagher is seeking offers over £1.5 million (€1.9m).

One of only four large period houses on this quiet residential road, Bramberg is hidden behind thick, green hedges and feels nicely private, though not isolated. It is sheltered from treacherous east winds by Howth Head.

A sinuous, gravel drive bisects the well-kept garden which has sloping lawns, shrub borders and plenty of mature trees, including an imposing old pine and an elegant weeping birch.

The greater part of the garden lies to the south side of the house, with a good stretch of road frontage - and offers the possibility of parcelling off a separate site, subject to planning permission. A courtyard on the far side of the property contains a double carport, a garage and a shed.

The interior of the house is bright and comfortable, with many of the rooms facing south, focussed on the green tranquillity of the garden. The drawingroom is a large, formal room, floored in maple, with a rectangular, south-facing bay window. Across the hall is a long diningroom with a west-facing bay at the front.

Behind, the L-shaped kitchen has a big breakfast area with a wood-burning stove sitting in a cosy alcove. The cooking area, which was carved out of a series of smaller rooms, is long and lean. A small family room, behind the drawingroom, opens on to a patio.

At the rear of the house, the newer extension includes at ground level a huge playroom, partially-clad in wood panelling. Wide doors lead to the patio which borders much of the south-facing side of the house. Elsewhere on the ground level there are two toilets, a utility room and several storage areas.

The upper part of the house may be reached by a tiny set of stairs in the corner of the playroom, as well as by the original mahogany and oak staircase. There are six bedrooms, three bathrooms and a shower room. The extension includes another room (currently used as a home office), and a storage annex.

Three of the bedrooms are good-sized doubles. Light pours into the upper hallway from a pair of windows at the front of the house. On a clear day there are views from here across Dublin Bay to Dalkey Island and Ringsend.

The new owners may wish to change the layout of the house somewhat and to update some of the features, such as the aluminium windows along one side. But it is a fine, solid house - and for many years has been a cherished home for a large family.
