Dublin 15: from €297,000Dressed to impress, a half dozen furnished show units from the first phase at Adamstown will appeal to a wide range of buyers
Six furnished show units go on sale this weekend at Adamstown Castle, Dublin 15, the first development in this new high-profile town off the Newcastle Road, near Lucan.
The houses, duplexes and apartments were the buying public's first introduction to Adamstown and were dressed to impress by developer Castlethorn Construction. Several designers were involved in the show unit fit-out, producing a range of interior styles, from brightly modern to classic.
Families keen to buy into an established part of Adamstown will be interested and, as the show units are fully fitted out, investors will be competing. Selling agent Gunne New Homes expects good interest in the show units.
Adamstown is a ground-breaking scheme, carefully monitored under the Government's Strategic Development Zone (SDZ), which aligns ongoing construction to the provision of infrastructure and facilities. The train station opened last April and provides a regular 20-minute service to the city. The first primary school is due to open this autumn, catering for the many young families who have relocated here. A second primary school is under construction. Parks, community centres, libraries, playing pitches, shops, secondary schools, link roads and a swimming pool are on the way.
The largest property for sale is a 143sq m (1,539sq ft) four-bed detached house with a garage, priced at €550,000. This house is in a choice location overlooking the children's playground and has a bright, colourful theme that will appeal to young buyers.
Layout is three-storey, with a bedroom/familyroom and bathroom at entrance level and airy open-plan living/diningroom and kitchen at first floor level. A balcony opens off the livingroom and a study could double as a guest bedroom. At the top of the house are three good-sized bedrooms, with an en suite off the largest room. The garage could be converted to a playroom, subject to planning.
A 120sq m (1,292sq ft) three-bed duplex townhouse unit which opens to a trellised garden was the star turn at Adamstown's hectic first launch. This includes a good-sized family sittingroom, open-plan kitchen to the rear and three good bedrooms. The decor is with a cream and white kitchen and butcher block worktops. A striped staircase carpet strikes a modern note. The price is €405,000, including all contents.
Another three-bed duplex at 110sq m (1,184sq ft) has the same trellised garden and the kitchen to the front, priced at €395,000 with contents. Insitu Design gave this interior a soft natural look, with jute, creams and browns and light oak floors.
Above one of the three-bed duplexes is a two-bed apartment with a spacious 87sq m (936sq ft). Two good balconies face east and west and the open-plan living area has a kitchen off-set at one end. The price is €365,000.
A good investment buy at €365,000 is a second floor two-bed apartment with balcony, in a block close to the entrance gates. This has lift access and is a good size at 79sq m (850sq ft). Here the designer went for a traditional look with creams and browns predominating.
There's a sassy modern theme to a 54sq m (581sq ft) one-bed apartment, priced to appeal to first-timers at €297,000, fully furnished.
Red is the dominant colour and there is a bright living/dining/kitchen area and large south-facing balcony.
South Dublin County Council won a coveted European planning award in Seville last November for its part in the preparation and implementation of Adamstown, which will provide 10,000 new homes when completed in the coming 10 to 15 years.
