Southside duo with development potential

Dublin 6/€1.8m & Booterstown €1.4m:   Leeson Park, Dublin 6, has location, location, location to recommend it

Dublin 6/€1.8m & Booterstown €1.4m:  Leeson Park, Dublin 6, has location, location, location to recommend it. All reasons why a 1950s house, wedged in beside a Victorian redbrick on the wide leafy road, is expected to fetch over €1.8 million at a Sherry FitzGerald auction on May 11th.

Built on the site of an old coach-house and now in need of total refurbishment, the house which is divided into two units (57a and 57b) is attached to the Nigerian Embassy. It has a private, walled driveway to the front which allows for valuable off-street parking and there is a good sized garden to the rear.

The total floor area covers some 125sq m (1,350sq ft) and each unit has two bedrooms, a livingroom, kitchen and bathroom.

The development potential is obvious: the existing house could either be radically extended, or demolished to make way for a larger house, subject to planning permission.

With sites extremely rare in this popular area, there will be no shortage of small developers willing to take a punt at such a prestigious address.

Booterstown/€1.4 million: The chance to buy a family house in a top location presents itself with the executors auction of 32 Woodbine Road, a four-bed detached house in Booterstown, Co Dublin. This avenue is on the fringe of Dublin 4, close to Elm Park and St Vincent's Hospital.

Selling agent Arthur Davis of Harper O'Grady has set an advised minimum value (AMV) of €1.4 million at auction on May 10th for the 140sq m (1,500sq ft) house, which is deceptively large and will probably require extending.

However, there is a terrific south-facing back garden which, at 120ft long, would facilitate an extension. The executors redecorated the house, stripped and polished floors and installed a new kitchen before putting it on the market, so it is well presented and immediately habitable.

At present, the living accommodation consists of a sittingroom, conservatory, diningroom, breakfastroom and small kitchen. Off the upstairs landing are one good double bedroom, two large singles/small doubles, a box bedroom and bathroom. The garden is the house's best asset, with lawns, borders and mature trees.
