When the owners of Kestrel Lodge, Kilternan, Co Dublin, had it built 18 years ago, they were precise about architectural specifications: they wanted a home which would cater to the swimming, tennis-playing and horse-riding passions of a large family.

The result, for sale by private treaty though Lisney at a guide price of £820,000, (1.04m) is a light-filled, L-shaped, single-storey house built around a heated swimming-pool and tennis court, as well as stables.

It has a drawingroom with an arched window, three bedrooms, a TV room/study and a sunroom, where there was once a fourth bedroom. It is surrounded by 4.18 acres of nurtured garden and railed paddocks and has rolling countryside views stretching as far as the sea.

The sloping ceilings in Kestrel Lodge are remarkably high. A corridor, running along the inside of the "L" and overlooking the south-facing patio and swimming-pool, has floor-to-ceiling windows along its length. The doors throughout are hardwood and, being wider than usual, are wheelchair friendly.
