Carrickmines: from €299,500 One of the first schemes in a new residential area in Carrickmines hits the market this week, writes Orna Mulcahy, Property Editor
You can still buy manure for your roses from the riding stables on Glenamuck Road in Carrickmines, Dublin 18, but big changes are on the way in this leafy Dublin suburb that now finds itself on the other side of the M50.
Several large tracts of land are now under construction for housing and one of the first schemes to come on the market here, Carrickmines Green, goes on sale tomorrow through joint agents Hooke & MacDonald and Douglas Newman Good New Homes.
Forty apartments, houses and duplex-style townhouses are being offered for sale in the first phase of a development being built on a site overlooking Carrickmines Golf Club. Eventually there will be over 250 units built, around 200 of them apartments.
Prices range from €299,500 for one-bedroom units, while three-bedroom duplex-style townhouses cost from €575,000 and three-storey four-bedroom houses start at €740,000.
Work has just begun on the site, with the first residents expected to move in by the end of next year. Meanwhile, a show apartment and marketing suite have been built from scratch on a site nearby, so that potential buyers can see the standard of finish planned for the scheme. The show unit opens tomorrow.
Carrickmines Green is being built by Laragan Homes, a long established company who developments include The Belfry in City West and Archers Wood near Blanchardstown. It is also developing the Lough Rynne estate in Co Leitrim.
The main selling point is the location, with the Dublin mountains providing a picturesque backdrop. The villages of Foxrock and Stepaside are a short drive in either direction, and there are numerous sporting facilities nearby, including a number of tennis clubs, notably Carrickmines. The proposed extension of the Luas line will bring trains to the neighbourhood within two to three years while being so near to the M50 will appeal to buyers across the board. Prices are pitched to attract first-time buyers, while investors will view the area as safe in rental terms. One-bedroom apartments with 42-47sq m (450-505sq ft) are priced from €299,500; the two-bedroom units with 60-83sq m (650-890sq ft) are priced from €370,000. Three-bedroom duplex townhouses with 112-125sq m (1,200-1,345sq ft) cost from €575,000 while a number of three-storey four-bedroom houses with 148sq m (1,590sq ft) are priced from €740,000.
