Good period redbricks on Victoria, Haddon, St Lawrence and Hollybrook roads always sell well. For investors, a two-bedroom apartment at around £180,000 is good value and will rent for £700 a month.

Park your car and walk around the smaller roads in the area. Look for older houses needing work with good back gardens to expand. You can buy older houses like this around Charlemont Road for £300,000 to £400,000.

Seafield Road and Mount Prospect Avenue are probably the best roads in Clontarf. Buy within three miles of the city centre and no matter what downturn comes, you'll be on a winner.

In the Dollymount Park and Conquer Hill areas you can still get a three-bedroom house for up to £180,000 needing a bit of work. It's still in Clontarf but much cheaper than Vernon and Kincora. Bungalows are also very popular and a good investment and any house with a good garden, because Clontarf is a family area.
