CO WICKLOW: FROM €995,000:Detached houses in Delgany will tempt families to trade up - if they can sell their own homes
LARGE FIVE-BEDROOM houses being built in Delgany, Co Wicklow have come on the market at €995,000 - making them considerably cheaper than other large scale new homes in the area.
Cherry Glade, which is part of the Delgany Woods development being built on the outskirts of the village, will have nine detached houses in a small enclave set a little bit apart from the rest of the estate.
The houses will have 225sq m (2,420sq ft) of living space on three levels with the price equating to around €4,305 per sq m (€400 per sq ft). Buyers will have the option to design the use of the top floor; in the showhouse it has two airy bedrooms ideal for children.
However, it could be arranged as one large playroom or home office, according to Eamon Foley of Sherry FitzGerald New Homes, who are joint sales agents with Lennox Estates.
The prices range up to €1.26 million for the most expensive homes, which will have slightly larger sites.
These are spacious well laid houses that are clearly aimed at families looking to trade up from three and four-beds in the area. There are plenty of potential buyers around, but the problem for them will be to sell their own homes in a market that has plenty of supply.
The Cherry Glade houses look like a good deal, thanks to the generous floor layouts and the imaginative fitout of the showhouse by interior designer Eily Roe.
Kilternan-based Roe worked with the developers at the early stage of the planning, and the result is a layout that is very practical and makes the houses seem even larger. A spacious entrance hallway has a big livingroom on one side and a small study on the other.
Double doors from the livingroom lead through to a really fine kitchen-cum-livingroom that knocks the socks off the local competition.
There is space to seat eight around the dining table, a big living area in front of a raised hearth, and an efficient working kitchen area with snappy red lacquered units incorporating a full range of appliances. including expensive drawer-style dishwashers.
Even the downstairs loo has a bit of flair to it, with expensive sanitaryware and bright tiling.
The stairs leads up to an extra wide landing with three bedrooms leading off it.
