Four adjoining retail investments at 104 to 109 Talbot Street, Dublin 1, have come on the market through Douglas Newman Good. Nigel Kingston of the agency is seeking £1.65m for the buildings which are producing £98,000. At that price, the yield works out at around 6 per cent. A syndicate Balkan Investment is understood to have bought the four shops in 1989 for around £800,000. The buildings have since been upgraded and the street has been improved by the provision of a wider footpath and traffic calming measures.
The ground floor and basement of the corner building is let to Simon Hart at £35,000 per annum. Ken Jones Dress Hire a rent of £11,250 for two upper floors. The other stores in the portfolio are McEvoys which pay £23,840; Mannings Bakeries whose rent is £15,500 and Talbot Shoes which pays £12,500.
