Investors looking for Section 50 residential investments with tax breaks will shortly have an opportunity to purchase high quality apartments on the Headford Road in Galway city. Local developer O'Malley Construction, which has already completed and sold 220 apartments in nearby Dun na Coiribe, has sought planning approval for a number of changes to an already approved scheme in order to comply with the Section 50 conditions. Residential units bought under the scheme have to be made available to students during the academic year and can be rented to tourists during the summer months. The O'Malley site is located beside shopping centres and leisure facilities and is a short walk from University College Galway. One of the advantages of the project is that the residential units are designed so that they can revert to normal letting arrangements once the 10-year tax period has expired. The fit-out will be to a Bord Failte three-star standard.

O'Malley Construction has invested considerable resources in setting up effective management controls to ensure the sucessful operation of the residential complex. An administrator will operate from an on site office, access to the units will be strictly controlled on a 23-hour basis and common facilities to be provided in the complex will include a laundry, seminar room, reception area and offices.
