Dublin 8/from €295,000: A new scheme of city centre homes with tax incentives is launching this week, writes Kate McMorrow
A new Section 23 apartment development launching this weekend in the Coombe area of Dublin's inner city is likely to attract both investors and owner-occupiers. Show units will be open for viewing this Saturday and Sunday.
Ardee Court is on the corner of Ardee and Cork streets in Dublin 8. It's within walking distance of the city centre and has views of St Patrick's Cathedral spire.
The developer is Abelonne and GPK Properties is the residential selling agent for this phase of 31 apartments.
Following inner city tradition, retail units are positioned on the ground floor. Section 23 provides for tax relief on all rental income for investors and relief on all income, including PAYE, for owner-occupiers.
At Ardee Court, 65 per cent of the purchase price can be set against tax.
Prices start at €295,000 for one-beds of 40sq m (592sq ft). Two-bedroom units of 55-70sq m (592-753sq ft) cost from €370,000. Apartments with three bedrooms and 81sq m (872sq ft) of living space start at €445,000. Parking is available only for two-bedroom units at €30,000 per space.
Ardee Court is a refurbishment project, involving the restoration of number 4 Ardee Street plus the retention of the shell of numbers five and six.
Conservation architects Paul Arnold and Associates and architects Lafferty Design were both involved in the project. The resulting development has avoided the rectangular block effect of many new apartment schemes, with an interesting angled look and unusual textures.
The development comprises four, five and six-storey blocks, so roof heights are varied. Façades are of brick and copper sheeting, windows are Scandinavian pine and pre-patinated copper adds interest to the roof line.
Some apartments have corner windows. Most are dual aspect, with balconies and a communal garden. The standard of finish is impressive.
Smart contemporary kitchens come with appliances and tiled splashbacks, wardrobes are fitted in all bedrooms and bathrooms are fully tiled.
Electrical sockets and door handles are in brushed steel and apartments will be painted throughout in neutral colours.
Construction is well under way at Ardee Court and buyers can expect to have possession from this September onwards.
