Co Kildare: €3.7mA former parochial house on 23 acres which has been faithfully restored by a Georgian specialist. It is now for sale at €3.7 million by private treaty with Kildare agents JJ Egan Auctioneers.
The Parochial House is at Balyna, Broadford, Co Kildare, between Enfield and Kilcock and close to the M4.
This is equestrian country and, since the property includes seven paddocks and six stables, someone with an interest in horses could be tempted to splash out.
Restorer Paddy Byrne previously carried out preservation work on Russborough House and Annamoe House in Co Wicklow and on Dublin's Mansion House.
Dating from the 1830s, the Parochial House was the home of the local parish priest until acquired by Barrack Construction last October.
Under the direction of Paddy Byrne and interior designer Joan Byrne, the 294sq m (3,164.6 sq ft) house was re-wired and plumbed, cornicing repaired and windows and fireplaces restored or replicated. A very fine staircase was brought back to its former glory and original floorboards retained.
A buyer will acquire the house in pristine order, ready to move into, apart from the kitchen units which have been left for new owners to decide on.
Remote controlled entrance gates open to a long drive lined with chestnut, beech and sycamore trees.
Through the front door are two reception rooms with ornate marble fireplaces, bay windows and ceiling roses. A cosy sittingroom off the hall would make a study or small library.
At the back of the house is the kitchen and utility. One en suite bedroom is also downstairs. The restored staircase sweeps past a tall feature window on the half landing to the first floor, where four further bedrooms are positioned, one en suite.
Outside, the 127.3sq m (1,370sq ft) stone stable block and two coach-houses have also been restored. The six units vary in size and could be put to a variety of uses, from loose boxes to a home office or guest cottages, subject to planning.
The seven paddocks encircling the house are fenced off from the formal gardens and a walled courtyard has been planted up.
