Co Kilkenny €1.5m: A former showhouse on the Mount Juliet golf estate near Thomastown, Co Kilkenny, is for sale for €1.5 million.

The 217sq m (2,340sq ft) three-bedroom house at Walton's Grove on the estate is for sale by private treaty through Mount Juliet Properties.

Three-bedroom houses at Mount Juliet were selling from €635,000 (£500,000) when launched in 2000. Seventy homes have been built so far in the scheme, most of which are holiday homes for people living in Dublin.

Walton's Grove is a cluster of 22 houses on a nine-acre site behind the 12th fairway at Mount Juliet. A golf buggy and buggy bay is supplied with each house.

Included with the sale is full membership of the golf club for two people (subject to a €3,000 annual subscription) and the use of a leisure club with pool, steam room and fitness centre. The annual maintenance fee of €6,500 includes insurance, garden upkeep and security.

Interior specification is at the upper end of the scale: the house comes fully furnished, down to a Bang and Olufsen television and stereo equipment.

Inside, the floor in the entrance hall and open-plan sitting/diningroom is semi-solid oak, while the kitchen floor is tiled.

The sitting/diningroom has a timber-panelled cathedral ceiling and a large window at the sittingroom end. Three steps and a low dividing wall separate the sitting from the dining end.

The kitchen units are solid maple with granite worktops. Doors open from sittingroom and kitchen to the decked terrace. One of the three bedrooms is at ground level and there are two further double rooms upstairs. All are en suite.
