The final phase of 48 three-bedroom and four-bedroom homes in Brookwood, Griffeen Valley, Lucan, Co Dublin, opens for viewing this weekend.
Priced between £134,950 and £148,950, they have many of the standard features, plus a few extra embellishments. Leahy Property Consultants is the selling agent and the houses have been built by Gable Developments.
There are three house types - two styles in the three-bedroom house, called the Mallard and the Woodcock, and one style in the four-bedroom house, called the Teal. The Woodcock style was the most popular in the earlier phases, according to Martina Dillon of Leahys.
Interesting details include a wider, more spacious front hallway than is usual in houses of 1,100 sq ft, a larger landing and a third bedroom more flexibly designed for study conversion.
Also, the downstairs lavatory is not in the typical front hallway position but instead it is off the kitchen, next to a small utility room. And the sittingroom is an enclosed room rather than being linked to the kitchen-cumdining room via double doors.
The Mallard style has slightly smaller floor space at 1,030 sq ft in total. Features include double doors from the sittingroom to the kitchen-cum-diningroom. Upstairs, the typical three-bedroom layout continues with the main bedroom to the back with an en suite shower room. The Teal is the four-bedroom house style with 1,250 sq ft floor space in total.
The extra space downstairs allows for a diningroom with patio doors to the back garden, as well as a breakfast-cum-kitchen area. The more spacious sittingroom also links the diningroom through double doors.
Upstairs, there are two double bedrooms and two single bedrooms, one of which could easily be converted to a study.
Standard features include natural gas central heating, tiled shower unit in the main bedroom, tongue and groove flooring upstairs and a fitted kitchen with space for washer, dryer/dishwasher.
