Ballymun: from €295,000Apartments with Section 23 tax breaks are launching today with the Hooke & MacDonald agency. This is the latest phase at The Plaza, on Main Street, Ballymun, in Dublin 9.

A central part of the new Ballymun Town Centre, The Plaza is a combination of hotel, commercial and residential elements. One and two-bedroom apartments are under construction in a prime position on the Main Street of the newly regenerated town centre. The developer is Bennett Construction.

Prices are from €295,000 for one-beds of 48-59sq m (515-630sq ft). Two-bedroom units of 66-85sq m (710-910sq ft) start at €350,000. The apartments can be bought as a turn-key package, with a full fit-out as per the show-unit, at an additional cost.

Owner-occupiers at The Plaza can claim tax relief against all income, including PAYE. Investors will have tax-free rental income on this and on any other rental income in the Irish Republic.

Standard features are good. Appliances are included with kitchens and contemporary wardrobes are fitted. Floor and wall tiling is also included in bathrooms. A landscaped courtyard is the central core of the apartments and hotel. Most apartments come with a sit-out balcony.

The Ballymun Plaza Hotel opened its doors to the public in late 2006, with 125 guest rooms and restaurant facilities.

The area has been targeted for an improved road and rail network, with an existing QBC bus route to the city and the proposed Metro North line stopping on Ballymun Main Street. The M50 is also close by and the airport is a few minutes from Ballymun by car.

One-bedroom apartments of 47-63sq m (510-680sq ft) cost from €285,000. Two-beds with 62-81sq m (670-875sq ft) of space start at €365,000. Three-bedroom apartments of 105-143sq m (1,130-1,535sq ft) are priced from €535,000.

Under section 23, owner-occupiers qualify for tax relief on all income over a 10-year period, including PAYE. Investors can claim relief against all rental income in the Irish Republic, including commercial. A scarcity of Section 23 properties in Dublin City as the scheme comes to an end will ensure strong interest in this new phase at PriorsGate.

Building work is well advanced on the site and the first units will be ready for occupation this summer.

The development is near the old village in Tallaght, convenient for The Square, the hospital and Institute of Technology. A Luas stop in the village gives easy access to the city centre.

Design by JNP Architects incorporates three blocks of five and six storeys in height, with retail on the ground floor and the residential element entered via an internal courtyard.

All the apartments have large balconies and many have good views of the city and mountains.
