UK multiples Boots and Dixons will be among the line-up of traders at The Pavilions shopping centre, which is due to open in Swords, north Dublin, next month. Boots, still a star attraction in any shopping centre, will be paying a rent of £200,000 (€253,947) for 79,341 sq ft on the ground floor. The electrical giant Dixons will be located directly opposite Boots in a 3,850 sq ft unit rented at £155,000 (€196,809) per annum.
Kylemore, now to be found in most shopping centres in the Republic, will also be in The Pavilions, where it will open a restaurant on the first floor mall. It will be paying a combined rent of £126,000 (€159,987) for 5,165 sq ft and a mezzanine of 818 sq ft.
Other big names opening in Swords include A Wear, which will trade out of a shop of 3,500 sq ft rented at £100,000 (€126.974). Peter Mark, another shopping centre specialist, will be paying £98,000 (€124,434) for a ladies hairdressing salon of 2,500 sq ft.
The latest lettings underline the good prospects for the centre, the largest to be developed in the Dublin suburbs since Liffey Valley. The Pavilions will be anchored by both Dunnes Stores and Superquinn and will have a good mixture of tenants including the Spanish fashion chain, Mango, sports outlets Champion Sports and Lifestyle, and booksellers Eason. Both Dunnes and Superquinn will own their own stores of 80,000 sq ft and 40,000 sq ft.
The first phase of 285,000 sq ft will have an end value of around £110 million (€139.67m). Designed by O'Muiri Smyth and built by Sisk under a £50 million (€63.49m) contract, the centre will have a striking appearance with high quality finishes and a spectacular atrium. There will be a multi-storey car park for 1,600 cars.
Developers Flynn and O'Flaherty are planning a second phase of the development which will include further retail space, offices and hospitality facilities around a civic square area which will link the centre to the main street.
The first phase has been prefunded by one of the leading Irish pension funds, Eircom Superannuation. The fund also has an option of acquiring later elements of the scheme, which will have a mix of office, shopping and leisure facilities as well as a multiplex cinema.
