A new phase of apartments and houses at Cosgrave's landmark Eden Gate scheme in Delgany, Co Wicklow, goes on sale today with prices ranging from €330,000 for a two-bedroom unit, rising to €1.1 million for five-bedroom detached houses.

Selling agent Hooke & MacDonald has a further 82 units for sale, the first phase of 170 having sold-out earlier in the year.

With about 50 families now in residence and landscaping well under way, the development is already giving attractive glimpses of how it will look as it matures. There are 32 two-bedroom apartments available from €330,000 with roomy five-bedroom detached homes from €1,1 million.

When complete in 2007, the 33-acre site will have 384 homes, almost equally divided between houses and apartments, a centre of neighbourhood shops with offices above, and a large crèche.

There are extensive green spaces surrounding the flower-fringed lawns in houses and apartments, many original trees and hedgerows remain, the Sugar Loaf stands as sentinel on the horizon, and there are sea and country views.

Eden Gate is situated off Priory Road, south of Delgany, linked to Greystones via a new road incorporating Charlesland Shopping Centre, and accessible both to the M50 and N11. A new community and sports centre is planned in this emerging residential area. Joe Cosgrave says interest to date has been almost solely from the southside, from couples both local and suburban, and first-time buyers willing to travel a little further for the value and the view.

Houses and apartments are mainly in Cosgrave's signature soft red brick, with some apartment blocks constructed in yellow brick. There is an accent throughout on space. Reception, bed and bathrooms are good-sized in both houses and apartments, space is enhanced by front and rear decking or patios in the houses and ground floor apartments, and by versatile balcony accommodation in the higher apartments.

There is a high standard of finish throughout with well tiled bathrooms, marble and sandstone fireplaces and handsome staircases.

The five-bedroom detached homes - there are eight in this launch - with 234sq m (2,525sq ft) have a wonderful kitchen with central island, space flowing on to the conservatory dining area, as well as three other large reception rooms, and are priced from €1.1 million.

The four/five-bedroom semi-detached homes with 174sq m (1,880sq ft) have three reception rooms, including an informal glazed dining area, four good-sized bedrooms and a second floor bed/sittingroom en suite - this could become a great drawingroom or large home office. There are 12 of these homes, priced from €695,000. The four-bedroom end-terrace houses on 138sq m (1,495sq ft), of which eight are now available, are from €625,000.

The 12 three-bedroom homes on 102sq m (1,100sq ft) cost from €469,000. These have front-facing kitchens with the dining area opening to a verandah. All kitchens in the development are outfitted in cherrywood, with worktops in dark mottled marble, and all have an excellent range of integrated equipment as standard. Interior panelled doors in different designs are also in cherrywood.

The gated three-bedroom apartments with 92sq m (990sq ft) are priced from €385,000. These face due south and use orientation and gable location to great effect. There are balcony areas off both lounge and kitchen/dining area. The main bedroom is en suite.

With 12 apartments per building, the large landscaped garden, traversed by pathways, is generous, and has several seating areas. There are a total of 32 gated two-bedroom apartments on 71-83sq m (765-900sq ft) with a lounge/diningroom and good-sized balcony off, and both family and en suite bathroom. These are priced from €330,000 rising to €380,000-€420,000 for the six penthouses which are as bright as airy as one would expect. The estate will be privately managed with residents contributing to this service.
