Youghal estate agents Hennessy are taking bookings this weekend for holiday homes in a Section 48 seaside tax scheme at Youghal, Co Cork. Sixteen two-bed apartments and 26 villas will be on offer at Carleton Village, priced from £155,950. With full Section 48 relief, all income can be set off against tax over a 10-year period.

The holiday village is near Youghal golf club and overlooks the Blackwater estuary and Youghal Harbour. There will be a management agent in place when the houses are completed in the spring. Rentals achieved for the first year of phase one were £5,500 per apartment.

The homes will have Junckers flooring throughout, tiled bathrooms with Jacuzzis, ISDN phone lines and satellite television system. All the apartments have large balconies with sea views and private patios. Barbecue areas are planned for the two-storey houses.

The apartments vary in size from 850 to 900 sq. ft priced from £155,950 to £174,950 depending on location. There are 16 two-beds with unrestricted sea views still available. The houses are priced from £149,950 for an 850 sq. ft two-bedroom semi, £169,950 for a 1,050 sq. ft three-bedroom semi and £219,950 for the 1,150 sq. ft four-bedroom semi-detached units. Four three-bedroom detached bungalows cost £189,950. Not all of the houses have sea views.
