Enterprise cloud computing company Salesforce. com is to rent 4,645sq m (50,000sq ft) of new office space at Number One Central Park in Leopardstown, Co Dublin. It is one of the most important office lettings so far this year.
The company, which also occupies around 3,716sq m (40,000sq ft) at The Atrium in Sandyford, announced last summer that it was hiring an additional 100 workers in sales, marketing, IT and customer support functions.
Although Treasury Holdings originally quoted a rent of €289 per sq m (€25 per sq ft) for space in Central Park, Salesforce.com is likely to be paying around €182 per sq m (€17 per sq ft) because of the slowdown in office lettings. The 10-year lease will include a break option after five years.
Joint agents Lisney and HT Meagher O'Reilly are quoting rents of €226 per sq m (€21 per sq ft) for a further 6,503sq m (70,000sq ft) still available in the eight-storey block which also has Tullow Oil as tenants.
The Clyde Road Partnership formed by Treasury Holdings and financier Derek Quinlan built around 65,030sq m (700,000sq ft) of space in Central Park during the boom and has sufficient space to accommodate almost as much again. The largest tenant is Vodafone.
