Mackies Place is a secluded, and venerable (the houses there were built in 1835), cul-de-sac of just five terrace houses off Pembroke Street Lower close to Fitzwilliam Square, Dublin 2.

Number 3, which is for sale through Gunne with a guide price of €675,000, retains its facade but has been given a completely redesigned contemporary makeover by its architect owner. Over a floor area of 127 sq m (1,330 sq ft) it has three bedrooms - the main of which is an en suite attic conversion - an open-plan living/dining kitchen area and family bathroom. It will be auctioned on February 26th.

The entrance door opens directly into the open-plan ground floor. The immediate impact is of space and light, the latter largely the result of a glass ceiling over the kitchen area. The walls are white, a vinyl floor covering simulates parquet and the front, street window is a Ventrolla sash. The livingroom area has a feature brick fireplace with raised hearth.

A curved archway leads to the compact kitchen where there is an integrated fridge freezer, oven, hob, cream-painted wall and floor units and ceramic-tiled splashback. A squared arch leads through to the dining area where there are further built-in cupboards and work tops and where the glass roof allows for a maximum amount of light. A door leads immediately into a rear access laneway to which the owner has right of way. There is no patio or garden.

The stairs, which climb directly from the living area, lead to a bedroom and bathroom on the return. The bedroom has a glass panelled door to a small sun terrace, a built-in single wardrobe and solid timber floor. The family bathroom has a window, large, old-style wash-hand basin, bath and toilet. A second bedroom, off the first floor landing, has built-in wardrobes, Ventrolla sash window to the front and timber floors. The third, attic bedroom is in the nature of a split-level, self-contained suite with the bedroom proper to the front of the house, a dressing room and en suite to the rear and lower by five steps. The floors are of polished wood and two Velux windows in the bedroom give roof top views. There is a storage area in the eaves. The dressingroom has a large window to the rear and the en suite has mosaic tiling and a shower. The new owner will be entitled to three residential parking discs.
