In one of the most significant office deals outside Dublin, three American computer companies have leased three of the four floors of a new 60,000 sq ft office block nearing completion at the National Technology Park in Plassey, Limerick. The £8 million block, Hamilton House, is geared for technological and knowledge-based organisations who qualify to move into the 650-acre park. The park also accommodates Limerick University.
The three tenants will each be paying a rent of £9 per sq ft for 15,000 sq ft of space in shell condition. The 21-year leases provide for a break option in the tenth year. The first two occupiers will be Gartner Group Learning, which is relocating from within the park, and QAD Inc from Carpenteria, California, which recently launched an Irish operation. The letting agents, Power and Associates, are not yet in a position to release the name of the third company. Brokvale Trust, which is developing Hamilton House, is to embark on another 100,000 sq ft office block at the park next month. Robert Butler, chairman of the trust, reports significant interest by a number of companies already in the park and by other companies planning to move there.
