Blackrock: €1.75m-€1.9m The five large detached houses which make up Linden Fields, the final phase of the Linden development at Grove Avenue, Blackrock, Co Dublin, go on the market today through agent Hamilton Osborne King. They will sell for between €1.75 and €1.9million, depending on plot size.
In an enclave within an enclave, and with their own separate security gates, the Linden Field houses are three-storeys high, have a floor area of 232 sq m (2,500 sq ft), five bedrooms (three of them en suite), two reception rooms, kitchen-cum-breakfastroom, utility room, guest toilet and family bathroom.
Gardens back and front are landscaped, with a wooden gate to the front and parking for between three and four cars.
Rear gardens have patio and barbecue areas, as well as a lawn, shrubs and a wooden shed.
The last phase of the development brings to an end some four years building work on the site by Capel, the builders who were also also responsible for the complex on the site of the former British Embassy on Merrion Road, Ballsbridge. The architects are Brazil Lohan.
There are a total of 227 units in the Linden development, including one, two and three-bedroom apartments in Linden Square and Linden Court, four-bedroom townhouses in Linden Mews and a refurbished block of 10 apartments in the Mullins Wing - which was once the Linden nursing home.
Mature trees in the centre and scattered throughout the development give it an established air.
Light is a significant feature of the Linden Field showhouse, with floor-to-ceiling windows in some rooms as well as Velux windows. Hardwoods have been used throughout and range from pale oak floorboards in the ground floor reception rooms to the white oak of skirtings and staircase and cherrywood used in the kitchen and bedrooms.
Italian floor tiles and granite worktops are also used extensively.
The livingroom in the Linden Field showhouse has a wide box bay window with double glass doors in the centre. The gas-fired fireplace is white marble with slate inset.
An interconnecting family room to the rear has a wall of floor-to-ceiling windows overlooking the back garden as well as a Velux and two further windows in the side wall. The fireplace here is similar to that in the livingroom. The ceiling in the kitchen/breakfastroom is higher in the rear dining area than it is in the working kitchen. Light floods in through more floor-to-ceiling windows.
The Nolan fitted kitchen has dark polished granite worktops and cherrywood units which include a dresser with glazed glass front. Standard AEG appliances include a fridge freezer, oven, hob, microwave oven and dishwasher. A fitted utility room has cupboards, washing machine and dryer.
The reception hallway has a white-tiled guest toilet and cloakroom. Glazed double doors lead to the livingroom, a second door leads to the family room and an open area under the stairs could be put to imaginative use.
The main en suite bedroom is off the L-shaped first floor landing. It has a pair of dressingrooms and two windows to the front. The tiled en suite has a bath and separate shower, wash-hand basin, toilet, polished granite tops and a heated towel rail.
A second en suite bedroom has built-in cherrywood wardrobes. The hot press is in this bedroom.
The third and fourth bedrooms on this floor have cherrywood wardrobes. The family bathroom, also on this level, is fully tiled and has a Jacuzzi bath.
The fifth bedroom, on the second floor and in the style of an attic suite, is accessed from a small landing with Velux. A window overlooks the front and there are built in wardrobes. The en suite shower room has white/grey tiling.
The Linden Field showhouse can be viewed today, tomorrow and over the weekend.
