Greystones: from €269,000 The first phase of Charlesland Court, The Glen, Greystones, Co Wicklow, a development of 258 homes beside Charlesland Golf Club, will be launched on Saturday by Bohan Property Consultants. It is a short walk from the town centre and DART station.

The development comprises townhouses, apartments, duplex units and a small number of semi-detached houses in The Glen, a new housing development of 1,600 homes on the extensive Charlesland estate which runs alongside the golf and rugby club.

A newly-completed road running through the site will eventually link up with the N11, bypassing Delgany. Joint developers Ballymore and Mountbrook Homes launched 244 apartments in The Glen on New Year's Day this year, and their development has now sold out.

Charlesland Court consists of 64 apartments, 182 townhouses and a small number of detached houses. First-time buyers looking for homes below €300,000 will want to check out the value of the two-bed apartment at €269,000. There are 22 of these available, while five slightly larger 89 sq m (958 sq ft) two-bedroom apartments are available at €289,950.

There are also 130 two-bedroom townhouses from €297,500. A total of 49 three-bedroom townhouses are available with 112 sq m (1,205 sq ft) of accommodation from €349,950. Three-bedroom apartments on 135 sq m (1,162 sq ft) cost €319,950 and there are five of these available. There are 22 three-bedroom duplex apartments available at €329,950. Moving into larger family accommodation, a generous 138 sq m (1,496 sq ft) four-bedroom duplex costs €364,950; a four-bed duplex of 118 sq m (1,270 sq ft) costs €344,950. There are five apartments available in both types, while there are four three-bedroom semis available at €354,950.

It is planned that the first block going on sale at the weekend will be ready to move into by July. As well as first-time buyers, some of the homes are sure to be sold to established Greystones couples who want to trade down from larger houses in the area. Interest is also likely to come from investors.

Some two-bedroom homes have been designed with the option to convert attic space into an extra office/bedroom. Buyers can select their own bathroom tiling, fireplaces, and colour scheme.

Work is already advanced on a neighbourhood centre with shopping facilities. There are plans for two crèches and for a designated bus service from The Glen to Greystones DART station.
