A NEW APARTMENT in Dublin for €199,000 - that's the asking price for some of the one-bedroom apartments in New Bancroft in Tallaght village which will be launched this weekend.
It's the first time in a very long time that prices in the capital have fallen below what looked like a rock-solid floor of €200,000 and it's a price tag that just might make reluctant first-time buyers take the plunge.
One thing is for certain - it will make other developers who are already cutting prices sit up and nervously take notice - especially because New Bancroft's builder, Michael Cotter of Park Developments, is one of the most experienced and savvy in the business.
The price is one sign that this is a buyer's market - but so too is the fit-out in New Bancroft.
Mount St Anne's in Milltown is another Park development and it's one of Dublin's most desirable, upmarket apartment schemes - and the developer has put some of the upscale finishes he used there in these Tallaght apartments.
These include oak doors, glossy integrated Italian kitchens, granite work surfaces, floor-to-ceiling windows, balconies and fully-tiled bathrooms and en suites. All appliances are included - there's even a washer/dryer in the utility room.
The €1.99 basket is a standard supermarket ploy to get buyers in the door - and it's a bit like this in New Bancroft. That price only applies to the smallest 48sq m (517sq ft) of the three different types of one-bedroom apartment. The two-bedroom units start at €285,000 and these range in size from 74-79sq m (796-850sq ft).
The three-bedroom units, which are located on the top floor, go from €380,000 and have three double bedrooms and a large balcony; they range in size from 94-109sq m (1,012-1,173sq ft). The three-bedroom apartments (there are four available in this launch) are certainly ones that a family could live in.
Storage is good in all the apartment types, with a separate hot press and a utility room. The internal layout of the apartments is good too with decent-sized hallways which always give a feeling of space. They are certainly being shown to their best advantage with three very smartly fitted-out show apartments on view from this weekend.
When this development, which is in the heart of old Tallaght village, is complete there will be 227 apartments in all - there are 86 in this launch and they are available now for occupation. The price includes one parking space per apartment.
