Two two-beds on the market – one either side of the Liffey – have period charm and make clever use of their limited space

Lombard Street West, as Dublin city streets go, is fairly typical: redbrick terraced houses and downstairs extensions, used to add bathrooms and large kitchens where families originally lived in one or two rooms. While those particular Victorian features have been improved upon at number 42, others have been preserved.

The hall, painted a light Farrow & Ball duck-egg blue, has its original wood floors. At the front, a double bedroom with unpainted floors has built-in storage – although with no hanging rails, it’s easy to envisage it as an office space.

In the livingroom, exposed brick surrounds the fireplace, which currently contains a French stove but could be restored to solid fuel fire. To the rear of the house, a bright, modern kitchen has been built into the extension, and a bathroom just off the livingroom.

Upstairs is simple: a double bedroom with lots of light, storage in the eaves and an en suite. In all, it’s a clever use of space and feels larger than it’s 70sq m or so.
