The differential between Belfast and Dublin office rents was again evident this week when The Prudential agreed to lease a new building under construction at Clarendon Dock, part of the Laganside area of Belfast. The Pru will be paying £10 sterling per sq ft for the 52,500 sq ft block on a 15-year lease. Demand for office space has suddenly picked up in Belfast but rents are still a long way behind the £22-plus per sq ft now being secured for new buildings in Dublin. Hamilton Osborne King handled The Pru deal for the developer, CUSP, while the tenant was advised by Lambert Smith Hampton.
