Dublin 6: €825,000 Ken Doherty is selling his modern Dublin townhouse down a quiet Dublin 6 cul-de-sac, writes Rose Doyle
The Ranelagh home of former world snooker champion Ken Doherty, himself a native of the Dublin 6 suburb, is to be sold by private treaty by agents Douglas Newman Good.
Doherty bought number 5, The Courtyard, a two-storey, terrace townhouse in a secluded enclave off Hollybank Avenue built by Cosgrave Bros just seven years ago.
Comfortably traditional in style and layout, with a good use of space, it has three bedrooms (the main en suite) and two reception rooms over a floor area of 110sq m (1,200sq ft). The agent is guiding €825,000.
The Courtyard has matured nicely and a great deal of number five's charm comes from the shared green space to the front and tall trees surrounding. The fact, too, of it being a cul-de-sac off the top end of Hollybank Avenue means that, although Ranelagh village is a few short minutes away, the traffic and bustle are kept at bay.
An enclosed, rear patio, with climbing foliage on walls and fencing and enough space for a moderately-sized barbecue, adds to the sense of privacy.
The Dohertys choose to use the larger, rear reception room as a living/diningroom and to create a more intimate drawingroom to the front.
The deep red of the walls in this front room work well with the polished oak flooring and box bay window. The oak floor follows through into the hallway and rear living/diningroom which has a gas-fired, timber surround fireplace with old style, standing grate. A sliding glass door to the patio makes for plenty of light.
The white-fitted kitchen/breakfastroom has another sliding door to the patio and a coral-hued ceramic tiled floor. All of the appliances, including a fridge freezer and dishwasher, are integrated.
The deep blue main bedroom is to the rear and has two lots of built-in wardrobes, one with mirrored fronts. Both of the other bedrooms are to the front and overlook the leafy bordered green area. There is a tunnel Velux in the family bathroom.
The attic is large and high ceilinged enough to convert into an additional room.
