Jonathan Preston of Savills is guiding €575,000 for a development site of 0.48 of an acre beside Castle Golf Club in Churchtown, Co Dublin.
The plot, located near the Bottle Tower, is zoned for housing while other uses permitted in principle include retirement home, creche, funeral home, petrol station, restaurant and neighbourhood shop.
Other residential developments in the same general area include Berwick House and Hazelbrook Square.
Preston said that reasonably sized low-risk sites without planning permission continue to appeal to the market, particularly where there was a strong likelihood of obtaining planning permission.
