A partially developed 200-acre business park on the outskirts of Arklow, Co Wicklow, is expected to attract considerable interest when it goes on the market today at a guide price of €10 million.
Gavin Butler of Savills, who is handling the sale of Avoca River Business Park, said the extent and range of infrastructure in place made the land bank ideal for end users and investors in the energy, recycling and IT/data centre sectors.
The park has a number of strategic pieces of infrastructure in situ including a natural gas supply line, mains water and a high voltage supply with direct 110kv connection to the national grid. The facilities also include a substation and transformers.
There is a T50 telecoms network running along the Dublin-Wexford railway adjoining the site . The Avoca river also runs through the park with an average daily flow 100 million litres.
The lands also have the benefit of a private canal and a duct extending into the Irish sea at the Arklow Harbour.
A section of the site with 4.25 hectares (10.5 acres) has planning permission for a gas turbine peaking power station which is valid until March, 2019.
Of the overall site of 81 hectares (200 acres) around 41 hectares (102 acres) are zoned for development and 28 hectares (69 acres) already accommodate about 26,000sq m (279,858sq ft) of warehouse and office accommodation. At this stage there are about 53 hectares (131 acres) of undeveloped land in the park of which about 123 hectares (33 acres) are zoned.
The Avoca park is located about 5km north-west of Arklow town and just 4km from Junction 20 on the M11, offering continuous motorway/dual carriageway access to the M50, Dublin Airport and the Dublin Port Tunnel
Gavin Butler said it was rare for a commercial land bank of such size and scale to come on the market.
