Agent CBRE is seeking in excess of €550,000 for a commercial property investment in Dublin city centre at 13 Aston Quay, which will provide an initial return of 8.86 per cent.
The three-storey over basement corner building is located in a particularly busy part of the city and is producing a rent roll of €40,000 which is due to rise over the coming years.
The ground floor and basement are let to the Temple Bar Laundry on a 15 year lease at €18,000 per annum. The first and second floors are occupied by Aston Formal Wear on a 15 year lease with the rent of €15,000 due to rise to €22,000 in 2020.
The two tenants have break options after five years and four years. Stephen Aherne of CBRE says that in the event of either leaseholds becoming vacant in the 142sq m (1,528sq ft) it would be "readily re-lettable."
