Agar Commercial Property Consultants is about to launch a marketing campaign for a high-profile retail building at 13 North Earl Street, Dublin 1. The recently refurbished premises will be offered for sale with vacant possession at €2 million or, alternatively, for rent at €100,000 per annum.
The building was previously rented as a mobile phone outlet by Meteor at €145,000 per annum. It has an overall floor area of 248sq m (2,669sq ft), including 71sq m (764sq ft) at street level. Neighbouring traders include Sports Direct, Michael Guiney, Dunnes Stores and Peter Mark.
Mid-terrace Georgian in D2 on sale for €1.1m
A three-storey Georgian house at 14 Adelaide Road, Dublin 2, currently producing a rental income of €47,400, will be offered for sale through Colliers International for €1.1 million.
The mid-terrace house extends to 322sq m (3,470sq ft). It has a creche on the ground floor and one-bedroom apartments on each of the three upper floors. One of the units is currently vacant.
The house comes with one car-parking space and a south-facing rear garden.
Max Reilly of Colliers says he expects considerable interest in the house, which has a relatively low capital value of €317 per sq ft.
Joint venture partner sought for key Dublin 1 site
A company with a key development site at 36a North Great George’s Street in Dublin 1 is seeking a joint venture partner to develop residential accommodation.
The 0.3-acre site occupied by a former clothing manufacturing plant could be redeveloped to accommodate about 40 apartments, according to Robert Colleran of CBRE. The owners would expect to trade the site for completed properties with a value of between €1.8 million and €2 million.
The site had a previous planning permission for a language college. According to CBRE, it should be able to accommodate an apartment block, student accommodation or short-term stay apartments.
The site is accessed from Hill Street or through a pedestrian laneway through large Georgian houses on North Great George’s Street. It is located close to O’Connell Street and the Luas station on Parnell Street.
Drogheda office building on Boyne to let
Boyne Tower, a landmark office building in the centre of Drogheda, Co Louth, goes on the letting market this week through joint agents Lambert Smith Hampton and Sherry FitzGerald Lannon. The two agencies are quoting €161 per sq m (€15 per sq ft) for five floors of offices extending to 1,579sq m (17,000sq ft) overlooking the river Boyne.
Frazer Capital sells Boston building
Limerick-based real estate investment company Frazer Capital has sold a landmark commercial building in Boston to the Israel-based Gazit Globe for €24.8 million. The eight-storey, 28,690sq ft retail/office building in the downtown Crossing district was acquired by Frazer in 2016 and upgraded before being let to the Australia-based Flight Centre Travel Group.
According to Frazer, the selling price of €864 per sq ft marked a record price for Boston. In 2016, Frazer sold the Starbucks-occupied retail condominium on Newbury Street for a top price.
Frazer Capital was founded in 2010 by Paul O’Sullivan and John Driscoll. O’Sullivan previously acted as chief financial officer for property investor Aidan Brooks.
