The planned regeneration of the area around Dublin’s Connolly station coupled with the close proximity of the IFSC and wider city centre should help to drive the sale of a prime hotel development site on Amiens Street.

The subject site, which is being offered to the market by Knight Frank at a guide price of €12 million, extends to 0.4 acres and has full planning permission for a seven-storey hotel comprising 177 bedrooms. The hotel’s design incorporates large rooms, capable of meeting numerous four-star hotel brand guidelines. There are also extensive bar and restaurant facilities provided for at ground-floor level.

While the purchaser may decide to pursue the development of the permitted scheme, there is scope according to the selling agent, to alter the existing permission to deliver a significant number of additional rooms through a reduction in room sizes (subject to planning permission). There is also scope to amend the current layout to build an aparthotel scheme. Preliminary models have been drawn up for both alternatives (subject to planning permission).

The subject site is zoned Objective Z5 under the Dublin City Council Development Plan 2016-2022. This designation is set to be maintained under the draft development plan for 2022-2028.

The site is highly accessible, and is located in close proximity to the IFSC, the Convention Centre Dublin (CCD), Croke Park, the 3 Arena, O’Connell Street, and the Bord Gáis Energy Theatre. It is in very close proximity to Connolly rail and Dart Station, Busáras central station, the Luas red line and numerous Dublin Bus routes. The immediate area is expected to undergo significant regeneration with developer Sean Mulryan’s Ballymore progressing its plan for Dublin Arch, a major mixed-use commercial and residential scheme next to Connolly station.
