Agent CBRE is guiding a price of €975,000 for a site with scope for the development of a new-homes scheme on the outskirts of Dundalk town centre.

Located on the Carrickmacross Road and immediately adjacent to the home of Dundalk Football Club at Oriel Park, the subject site extends to 1.29 hectares (3.192 acres) and is occupied by a single residential bungalow currently.

The site’s proper potential is highlighted in a feasibility study prepared for the sale, which suggests it could accommodate up to 61 houses and apartments. Additional uses for the lands such as for nursing homes, health centres, educational facilities and guesthouses are also open for consideration, according to the selling agent.

The site is zoned Existing Residential under the Louth County Development Plan 2021–2027. The stated objective of this zoning is “to protect and enhance the amenity and character of existing residential communities”.

The site is located 650m west of Dundalk town centre and its range of amenities, while Dublin city centre is approximately a one-hour drive away. The area is well connected by public transport with a number of bus routes and Dundalk Train station located within a short walk of the site. Junction 16 of the M1 motorway is 5km from the property, offering ready access to the Greater Dublin Area (GDA) and to Northern Ireland..
